The Recording Rooms student accommodation opened in September 2016.

The Recording Rooms are in a prime location directly opposite the University of Birmingham campus in the heart of Selly Oak, a popular area with students to live and socialise.

The University of Birmingham has its own train station and a train from here will take you to the centre of Birmingham in 7 minutes.

We have five room types to choose from at The Recording Rooms. All our rooms feature en-suite bathrooms, ample storage space, including a full size wardrobe, and are finished to a very high standard.

At The Recording Rooms you will also benefit from a large communal lounge with large screen TV and table tennis, a communal dining room for hosting dinner parties, a gym and study room which are all included within your rent.

Local Area

Universities

The closest university to The Recording Rooms is the University of Birmingham which is adjacent to us.

The University of Birmingham is a red brick University that has an enviable reputation for the quality of its courses, innovation and research facilities.

Due to excellent public transport links we are also in a great location for students at Birmingham City University, Aston University and Newman University.

Transport

Bus – There are a number of local buses that will take you from Selly Oak in to Birmingham City Centre. You can check the local bus timetables for Selly Oak to plan your route.

Train – The University of Birmingham has its own train station and from here you can catch a train to Birmingham New Street which will give you access to the wider UK train network.

Alternatively, Selly Oak train station is also within walking distance. Both train stations are approximately the same distance from The Recording Rooms.

Airport – Birmingham airport is approximately 30 minutes away by train or car. The airport will give you access to various locations across Europe.

Local Amenities

Supermarkets – We are conveniently located next door to Tesco Express which is open 24 hours a day, perfect for grabbing midnight snacks or a pint of milk.

Within a few minutes’ walk of each other there is also a Sainsbury’s local, another Tesco Express and an Aldi.  There is also Seoul Plaza which specialises in food from Korea, Japan, China and Thailand.

Restaurants – If you don’t feel like cooking then we are also close to Domino’s Pizza, Turkish Kitchen , Dixy Chicken and Rooster House.

Medical Centre – We are just around the corner from Bournbrook Varsity Medical Centre where they provide a range of services including contraception, immunisations and treatment for minor injuries.

We are also very close to the NHS South Birmingham Walk in Centre which you can attend without a prior referral.

In addition, we are also opposite the Lloyds pharmacy where you can pick up prescriptions, gain some advice on how to stop smoking.

Shopping – Birmingham offers an incredible shopping experience; this includes the impressive Bullring Shopping Centre which houses all of your favourite high street shops and a range of restaurants. Birmingham also has an array of independent boutiques and markets. These are all easy to get to using local transport.

Entertainment

Birmingham is the largest city outside of London which means it is an amazing place to study and live.

There is plenty to see and do in this incredible city and we’ve put together a few of our favourites to explore.

Venues – Birmingham has a wealth of venues to provide you with entertainment. We suggest you check out the Barclaycard Arena, O2 Academy and Symphony Hall for a great variety of music and comedy.

Leisure – Make the most of your time in Birmingham by checking out all of the museums and art galleries that Birmingham has. Discover the award winning Thinktank Science Museum or visit the National Exhibition Centre. Or for a delicious treat how about a trip to Cadbury World?

Bars – It would be impossible to list all the bars in Birmingham but here are a few near us to get you started:

The S’Oak – This is a popular student bar in Selly Oak providing food and drinks at budget friendly prices. They also show live sport, have regular quiz nights and love live music!

Bristol Pear – Another local enjoyed by students because of their friendly atmosphere and great offers on food and drinks.

Urban Village – A two minute walk will take you from The Recording Rooms to Urban Village, proclaimed ‘the premier entertainment venue in Selly Oak’ for students.  They offer various student nights.

Frequently Asked Questions

Can I book with my friends?

Yes. Where possible we will arrange group bookings, subject to availability and we will contact you to confirm your request.

Can I move in early?

We will try and accommodate requests for early arrivals when possible. Please call your accommodation directly to check the availability, or request when booking, and we will let you know if this is possible.

Will my room be cleaned?

Your accommodation is cleaned for your arrival. Once you have moved in you will be responsible for cleaning your room and any shared areas within an apartment.

Can I bring my car?

Some of our properties do offer parking; limited parking spaces are available at an additional charge. If you visit the property page on our website you can see if the site offers parking. Alternatively you can contact the Accommodation Manager at your chosen location for more details.

What do I need to bring with me?
  • Bed linen, duvet, pillows and sheets
  • Kitchen utensils, including saucepans, plates, cutlery and glasses.

Will my room be checked?

We will undertake full room (and common areas) inspections at least three times during your tenancy period. We will check for cleanliness, damage and for missing items.

Details of costs for cleaning, damages and missing items can be found in the handbook you will be provided at the beginning of your tenancy.

Do you accommodate all students?

Yes, Freshers / Returning students / Placement students / Postgraduates / International and home students. Individuals and groups are welcome.

Can I move out before my tenancy ends?

As a tenant on a fixed term assured short hold tenancy you cannot end your tenancy early. You may find a replacement tenant for your tenancy as long as they take over the full length of your contract and pay the rent in full.

What happens if there is a problem with the heating or other services?

Contact the management team in the building and they will arrange for a maintenance man to attend and fix the problem.

What is a Guarantor?

A Guarantor is a person that you nominate who will guarantee that your rent will be paid if you are unable to pay it yourself. The person needs to be capable of meeting your obligations if you are unable to.

If you fail to pay your rent on time, the guarantor will be responsible to ensure your rent is paid in full.

You must have a UK guarantor if you opt to pay your rent in 3 instalments.

You do not need a guarantor if you pay all your rent before the start of your contract.

An overseas based guarantor, or one who is overseas but has a UK bank account is not acceptable.

If you are not able to provide your own guarantor, Housing Hand is an international guarantor service that provides this service to all students who cannot provide a suitable or qualified UK Guarantor.

Housing Hand also specialises in dealing with International students who cannot provide a Guarantor in the UK.

Can I rebook my room for next year?

Many of our residents are returning students who just don’t want to leave!

Apply as soon as possible in order to book your room, we cannot guarantee your room will be available; if you book early you will improve your chances.

What is a reservation fee?

You need to pay a reservation fee once we have confirmed a room is available, and before your booking is completed.

Your reservation fee of £250  is due when you book your room. This is not a deposit, and once paid, is not refundable.

Your reservation fee secures your room once you sign the Assured Shorthold Tenancy Agreement and  your Guarantor signs the Guarantee (if required).

At the start of your tenancy your reservation fee converts to an advanced rent payment, and is either deducted from your single rent payment (if you pay for the year in advance) or from your first terms rental payment (if you pay in stages).

So, for example if the total rent stated in your contract is £4,500, and you are paying in advance, you will pay £250 before signing your contract, and the remainder, £4,250 before moving in.

If you are paying by three instalments with a UK Guarantor, then you will pay the £250 reservation fee on signing, 40% of the contract rent before you move in less the reservation fee (£1,800 – £250 = £1,550), £1,800 at the start of the second term, then £900 for the third term.

 

Do I need to pay any bills?

Your weekly rent includes all electricity, heating and water bills and room internet access.

However, we follow a ‘reasonable use policy’ and if we feel your use of any of the utilities (electricity or water)  is excessive, we will notify you of our concerns, and if the excessive use does not change, we reserve the right to charge you for such excessive use.

What should I do if I lose my keys?

If you lose your keys, please request a new set from the accommodation office, you will need to pay for a replacement set. If the office is closed you can contact the Student Warden on site.

Please look after your keys;

  • Do not label them
  • Do not give them to anyone else
What is included in the rent?

Your rent is all- inclusive of utility bills, including electricity and water, as well as onsite management. In addition to these each room has free internet access.

The inclusive rent is subject to an excess use surcharge if we feel, after consultation with you  and warning you, that your use of electricity or water is excessive.

How do I pay my rent?

Rent can be paid in one instalment or in three instalments throughout the year. If you want to pay in 3 instalments you will need a verified  UK guarantor, and need to sign a Direct Debit Mandate.

The first instalment of rent (or single instalment) is due in our bank account 10 days before the start of your tenancy. We will notify you in good time of  the bank account details, or you can pay through our on-line portal with a debit card or credit card (credit cards attract a processing charge).

The start of your tenancy is the first date shown on your Assured Shorthold Tenancy, NOT the date you move into your room.

If you are receiving a Student Loan, and using this to pay your rent, you will NOT receive this loan until you have arrived at University and registered with your course. The University will  then notify the Student Loans Company that you have registered, and the Student Loans Company then pay you the first terms loan, which may arrive one to two weeks  after you need to move in.

It may therefore be difficult  for you to pay your first rent instalment in full without your loan. If that is the case, you should speak to your guarantor to ask for assistance in the interim. If you require further assistance please contact your site team for more information.

 

Is the internet provided?

Yes, there is an  internet connection in all bedrooms in our properties, and most now also have Wi-Fi. The service is included in your rent.

How old do I have to be to live in your accommodation?

To live at one of our properties you must be 18 or over, on or before, the start date of your tenancy agreement.

Do you offer dual occupancy?

We offer dual occupancy at some of our sites on our largest rooms.

Dual occupancy is charged at £30 extra per week and is payable in line with the usual rent instalments.

Details of the permitted occupant must be registered with us.
